PREDESIGN SERVICES - The foundation for the architectural design phases which follow and is required to proceed with the design of all projects. Services generally include:
Initial site analysis, code, zoning, and building regulation review
Review of existing documentation and recommendation for additional pre-work
Meeting with the client to understand the project goals and requirements
Development of a project summary and scope
General Contractor recommendations
EXISTING CONDITIONS DOCUMENTATION - Survey and documentation of existing structures to be renovated or added to. Required for renovation or addition projects.
ZONING AND SITE ANALYSIS - Detailed analysis of site, code, zoning, and building regulations pertaining to project. Development of project permitting strategy and recommendations for additional consultants.
SCHEMATIC DESIGN - Preliminary architectural design.
Initial design concepts and sketches
Preliminary floor plans, exterior elevations, and sections as required
Preliminary collaboration with consultants as required
Presentation of the schematic design(s) for review and approval
BIDDING AND NEGOTIATION - Preliminary bid set for the purpose of obtaining non-binding, preliminary pricing from contractors. Coordination with Client-selected General Contractors and review of contractor bid documents.

Review and evaluation of General Contractor bids/pricing proposals
DESIGN DEVELOPMENT - Building on the prior phases, development of the schematic design considering the structure of the house and the specific nature of the rooms with components such as cabinetry, finishes, and details.
Refine and finalize floor plans, exterior elevations, and sections
Incorporate structural, mechanical, electrical, and plumbing systems
Development of lighting and electrical plans
Coordination with required consultants
CONSTRUCTION DOCUMENTS - Preparation of documents for the construction process, which typically contain: plans, sections, elevations, details, structural, mechanical, and electrical drawings.
Preparation of comprehensive and detailed construction drawings
Development of interior and exterior details
Coordination with required consultants
PERMITTING - The Architect will assist with securing the necessary building permits required for the project.
CONSTRUCTION ADMINISTRATION
Regular site visits to monitor construction progress and quality (Typically monthly or bi-weekly)
Review and response to contractor’s requests for information (RFIs)
Review and approval of shop drawings and material samples
Verification of compliance with the construction documents
Facilitate communication between the client, contractor, and consultants
Address design-related issues or conflict during construction
Review of Change Orders and General Contractor Requests for Payment
Punch listing
Final project documentation
